For builders, developers and project managers

A subcontract framing crew Sydney builders can book

Builders, developers and project managers do not need a sales pitch about timber framing. You need a framing subcontractor in Sydney who takes the plans, gives you an honest date, turns up on it, frames to the drawings and hands over ready for inspection. That is what Zakariya Woodworks is set up to do, and it is most of our work.

Frame-only or frame to lock-up carpentry stage. Labour only with your timber, or supply and install. Single lots or a run of frames through an estate release. You deal with Noman from the quote to the handover.

Why builders book Zakariya Woodworks

  • Honest dates, held

We tell you what the crew can hold before we commit, and we would rather turn down a frame than overbook and push your program.

  • Frames to the drawings

Bracing, tie-down, lintels, beams and connections to the engineer's details. If the sets clash, you hear about it before we cut.

  • Cut on site

No factory lead time and no panels that do not fit the slab. When a window moves or a beam changes, we adjust on the day.

  • Inspection ready at handover

Plumb, straight, braced and tidy. Book the frame inspection once. No call-backs to fix what should have been right.

  • Frame to lock-up in one scope

Blueboard, cladding, eaves and fascia quoted with the frame, so there are fewer trades to schedule between frame and render or roofing.

  • One contact, on site

Noman quotes the job, runs the crew and picks up the phone. No handover between an office and a site crew you have never met.

Scope

Scope we take on for builders

Priced from your plans and engineering, labour only or supply and install.

  • Single storey house frames, including consecutive lots across an estate release
  • Double storey house frames, duplexes and dual occupancies
  • Granny flats and secondary dwellings behind existing homes
  • Extensions, first-floor additions and structural renovation carpentry
  • Roof framing: cut roofs and truss installation with bracing and tie-down
  • Floor framing: bearers and joists, first-floor systems, LVLs and structural flooring
  • Blueboard installation, render-ready
  • External cladding, eaves, fascia and linings to lock-up carpentry stage

Engagement

How engagement works

  1. Step 1

Send the plans and the pipeline

Email the plans and engineering for the job in hand. If you have a run of homes, say so and send the slab program. We quote at no charge.

  2. Step 2

    Meet within a week

On site or at your office. We go through the drawings, supply, access, safety requirements and dates, and tell you what the crew can hold.

  3. Step 3

    Confirm in writing

Scope, price, supply arrangement and start window confirmed so everyone is working from the same page.

  4. Step 4

    Frame, report, hand over

We keep to the sequence, flag issues the day they come up, and hand over inspection ready. Then we talk about the next lot.

Questions from builders

Before you book the crew

01Do you take frame-only subcontracts?

Yes. Most of our work is frame-only for builders and developers. You supply the plans, engineering and program. We supply the crew and frame to the drawings. We can price labour only with builder-supplied timber, or supply and install if you would rather we handle the timber.

02How do you work to a builder's program?

Give us your slab-down and frame-up dates and we tell you what we can hold before we commit. On site we keep to the sequence and flag anything early, whether that is a set-out issue, a beam that does not match the drawings, or a delivery problem. One point of contact, Noman, who is on the tools and answers the phone.

03Can you frame several houses across an estate?

Yes. We run consecutive frames for builders working through a release, and we would rather commit to what the crew can frame properly than overbook and let you down. Talk to us about your pipeline and the dates, and we will tell you what we can take on.

04Do you handle external carpentry to lock-up?

Yes. Blueboard, external cladding, eaves and fascia can be quoted with the frame so one crew takes the job to lock-up carpentry stage. That cuts the number of trades you need to schedule between frame and render or roofing, and keeps the external work consistent.

05How do we get started?

Email the plans and engineering to noman@zakariyawoodworks.com.au or call 0430 546 824. We quote from your plans, and we can meet on site or at your office within a week. If you have a pipeline of homes rather than a single job, say so and we will talk about an ongoing arrangement.
