Cut on site
Studs, plates, beams and rafters are measured and cut on the slab to suit your plans. When the drawings change, we adjust on the spot instead of waiting on a factory re-make.
Working to your program
Tell us your slab-down date and we tell you what the crew can hold before we commit. Then we turn up on that date and keep to the sequence.
Framed to the drawings
Bracing, tie-down, lintels and beams follow the engineer's details. Every frame is handed over plumb, straight and ready for the frame inspection to be booked.
One crew to lock-up
Frame, blueboard, cladding, eaves and fascia from the same crew. One quote, one contact, and one less trade to schedule between frame and render.
House framing Sydney
Frames stood straight, on program, first time
Zakariya Woodworks is a timber framing crew based in Sydney and run by Noman, a framing carpenter with over six years on the tools. We read the plans, set out on the slab, and cut the studs, plates, beams and rafters on site to suit the drawings. Walls go up plumb. Beams land on their bearing points. The frame is braced, tied down and ready for inspection when we leave.
Builders, developers and project managers call us when they need a framing carpenter in Sydney who turns up on the slab-down date and does not need chasing. Homeowners call us about granny flats, extensions and first-floor additions. Either way, the job is priced from your plans and framed to the engineer's details.
- Precise, reliable and professional workmanship
- Straight walls make every trade after us quicker: the plasterer, the tiler, the kitchen installer. We check plumb and line as we go, not at the end, and we fix what is not right before the inspection, not after.
- From set-out to lock-up carpentry
- Wall and roof framing, trusses and floor systems, then blueboard, cladding, eaves and fascia if you want them. One crew, one quote, and fewer trades to schedule between the slab and lock-up.

02How we work
From your plans to lock-up in four steps
No drawn-out sales process. Send the plans, get a price, book the crew.
-
Step 1
Send your plans
Email the architectural plans and the engineer's drawings to noman@zakariyawoodworks.com.au. Tell us the site, the slab-down date and who is supplying the timber.
-
Step 2
Free quote, site visit if needed
We quote from your plans at no charge. If the job needs a look, for example an extension tying into an existing house, we meet you on site or at your office within a week.
-
Step 3
Lock in the dates
Scope, price and start window are confirmed in writing. We plan the timber drop and the crew around your program, including estate access and delivery limits.
-
Step 4
Frame, check, hand over
Set-out, walls, floors and roof go up to the drawings. We check the frame is straight, braced and tied down, then hand it over ready for inspection and the next trade.
For builders, developers and project managers
A framing crew that turns up on the date and frames to the drawings
Most of our work is subcontract framing for builders running a program. You send the plans, the engineering and your slab-down dates. We tell you what the crew can hold, then we frame to the drawings and hand over ready for the frame inspection.
Frame-only or frame to lock-up carpentry stage, labour only or supply and install. One point of contact in Noman, who is on the tools and answers the phone.
- Cut-on-site frames for single and double storey homes, duplexes, granny flats and additions
- Labour-only pricing with builder-supplied timber, or supply and install
- Honest dates: we commit to what the crew can frame properly
- Set-out, beam and detail issues flagged early, before they cost you program
- Blueboard, cladding, eaves and fascia quoted with the frame if you want one crew to lock-up

Questions
Questions builders and homeowners ask us
Straight answers on what we do, who we work for and how to get a price. Anything else, call Noman.
Call Noman01What does Zakariya Woodworks do?
We are a Sydney timber framing crew. We frame single and double storey homes, granny flats, extensions and first-floor additions, and we pitch roofs, install trusses and fix floor systems. Most frames are cut on site from your approved plans. We can also carry the job on to blueboard, cladding, eaves and fascia so the external carpentry is done by one crew.
02Do you work for builders or homeowners?
Both. Most of our work is subcontract framing for builders, developers and project managers who need a crew that turns up on the date and frames to the drawings. Homeowners planning a granny flat, extension or renovation are also welcome to call. If you already have a builder, we can quote them directly for the framing scope.
03How do I get a quote?
Email your architectural plans and engineer's drawings to noman@zakariyawoodworks.com.au or call 0430 546 824. We quote from your plans, and quotes are free. If you would rather walk the site first, we can arrange a site visit or a meeting within a week of your call.
04Do you supply the timber or just the labour?
Either. Builders with their own supply accounts often want labour only, and we frame with the timber delivered to site. If you would prefer we handle supply, we price the frame as supply and install. Tell us which you want when you send the plans and we will quote it that way.
05Which parts of Sydney do you cover?
The whole Sydney metro. Much of our framing is in the growth areas of Western Sydney, the south west, the Hills and north west, and Macarthur, where most new single and double storey homes are being built. We also frame granny flats, extensions and additions in established suburbs across the inner west, the south, Sutherland Shire and the northern beaches.
